whats the best software to use to find the acoustic properties of the room

It's not just software, you need mic's and a device to interpret it. The easiest way fix a room for most of us is with something like the Audyssey system found in many newer receivers and as a stand alone unit. Andrew Robinson AVRev's managing editor reviewed it here;

The Meridian 861 v4 does room correction as well and will print waterfall plots for your room showing you where the problem frequencies are, but to my knowledge this is the only unit that does this.

Some subwoofers such as the Revel's come with a calibration disc that you can use to find the 'hot' frequencies in your room, but you have to go through them all and test each with a SPL meter. Not to difficult, but it can become tedious.

i know they make pc software to do it ive seen the names somewhere on here before i just dont remeber what they are. And in my experiance Audessy is horrible

Bob Hodas uses the Meyer Sound SIM System which is pretty complex (and heavy - I should know as I have lugged it in and out of my house many times.

I wouldn't call it a DIY system however.

Perhaps he will know of something more on the consumer level.

There are several companies that make software. There is Spectrafoo, Smaart, & ETF to name a few. You will need a good omni directional mic and some sort of USB preamp. I think ETF comes with a mic. The SIM 3 system that I use is $11,000 so i don't think you want to make that kind of investment.
